PROJECT SIGNIFICANCE: Joseph Hughes Construction is renovating the former Tabor Bread building to house TPK Brewing Co., a craft brewery and public house.聽The space will feature a Gothic feel with one prominent holdover from the bakery: a massive fireplace at the entry.

The project includes the addition of a second floor with a new bar, restrooms and seating. There is also a new roof.聽The kitchen is gaining new equipment and a hood, plus the addition of a microbrewery with a new walk-in cooler.

Sprinkler installations and seismic upgrades were required.聽Brewing is proposed as F-2 occupancy of beverages (less than 16 percent alcohol) with no combustible dust. No grain is to be milled on-site and there will be no bottling on-site.聽Pre-milled grain will be delivered in 50-pound bags and lifted to the second floor by a mobile hoist and then carried to the grain bin to be opened by hand.

A major challenge was adding a second story at the building鈥檚 north end. During excavation for new spot footings, historical building plans did not show any existing footings present. Excavation by hand had to be sequenced in phases to undermine the existing 8-inch stem wall to place new footings and not compromise existing walls.

Also, rain drains and sewer piping were separated in a 2-foot-wide section of right-of-way between an exterior wall and the sidewalk, and a new fire line and domestic water line were added. Work was coordinated with multiple subcontractors, the Portland Water Bureau, and the Portland Bureau of Transportation.

Crews also ensured the wood-fired oven鈥檚 integrity and functionality were preserved during construction.
