Plans call for tenant improvements, which trigger nonconforming development upgrades to the site (which includes the Kaiser Airport Way Center, north of the lab). Three adjustments are requested: one for parking lot landscaping, and two for pedestrian standards.

Plans for a tenant improvement call for converting two two-story retail tenant spaces to two one-story retail tenant spaces and one commercial office tenant space on the second floor. Proposed exterior alterations include the removal of artifice from the previous retail tenant that occupied the entire corner portion, as well as replacement of exterior lighting and the terrace guardrail. Also proposed is new building signage, which would separate the building name from tenant branding. The total area of the affected scope for review is 484.75 square feet. This is a non-contributing structure.
